What started as a buy, reno and hold for our clients turned into an inadvertent flip property - which is fairly common here in Toronto as needs and lifestyles change.

But our young client here who is an accountant always has investment on her mind as well as the lifestyle aspect. This condo townhouse in the core of Richmond Hill was completely turned around, revitalized, rejuvenated and improved from a brand new modern kitchen, to brand new flooring, an upgraded bathroom on the main floor, double entrance master bath, pot lights and a whole new laundry room as well.

Well over $80,000 was spent on improvements and upgrades to this property and so marketing it wasn’t too difficult given the layout, the space (1400 sqft) and the price point listed below $800,000. After a serious declutter of the home, a deep cleaning (because of well, Covid) and our final touches to the property, we ended up getting 3 offers on the property and it sold for over asking at $818,000 which was another record breaking price for us and the complex at Northern Heights.

You might be asking yourself, well, why didn’t it go for more because it looks pretty dog-gone amazing?!?

Well, there is a very specific reason for this and it really has to do with the fact that there’s a railway line right in the backyard of this property which was preventing the property from getting even more value and based on our estimates at the time, without railroad tracks in the backyard of this property we could’ve easily seen it go for close to $900,000 because the interest was there, the location is phenomenal and absolutely growing in that part of Richmond Hill with many new condo towers going up.

The property itself also had some maintenance fees as well ($432) which generally also tempers prices on homes (good knowledge for you would-be buyers out there) and while generally buyers won’t usually go for properties with rail-road tracks, hydro towers or nuclear plants nearby, when inventory is low and there’s more buyers than sellers out, any and all properties will be considered by potential buyers and this one obviously ticks a lot of the boxes for new households and families out there which was why it got the level of interest that it did.
